Blocks 4 & 5 of Dublin Landings at North Wall Quay, Dublin 1 is part of a 600,000 sq. ft office development in Dublin’s Docklands Strategic Development Zone (SDZ). The site was master planned by Arrow Architects of Denmark for Ballymore Properties and Oxley Holdings Limited.
Walls Construction completed Blocks 4 & 5 of the overall development in December 2019. This comprises 43,650m2 of Grade A office space in separate but linked buildings, forming part of the overall Dublin Landings development of commercial, retail, and residential buildings. The buildings were completed to grey box and Walls subsequently carried out the full fit-out of these blocks for the Central Bank of Ireland. The project involves the CAT A fit-out to three upper floors and CAT B fit-out for CBOI on the remaining floors in the newly constructed Dublin Landings Block 4 and 5.
The buildings are supported off a podium above a double basement constructed by Walls with the main vehicular site access provided from Castle Forbes Road to the east of the development. The works include two large reception areas, an atrium with walkways and bridges, office floors, catering services and a feature link bridge between DL 5 block and the CBOI headquarters on North Wall Quay.
Leading Irish Consulting Engineering Practice, Homan O’Brien Associates who specialise in the design and management of mechanical, electrical and lift services to all building types, were services engineers on the project. Full M&E Design comprised of:

O’Connor, Sutton, Cronin was appointed as Sustainability Engineers to Dublin Landings. The design team in collaboration with the sustainability consultant implemented a number of upgrades to green the projects, including a focus on the selection of sanitaryware fittings. Underground parking and the installation of a vegetated roof assisted in avoiding the heat island effect. To cut back on materials and resources as well as CO2 emissions, the builder achieved over 95% of the construction waste from the site.
Gunn Lennon Fabricators have been engaged to provide the glazed facade package to Blocks , 4 and 5. GLF’s scope includes bespoke curtain walling with integrated metal and stone cladding, roof glazing, glazed balustrades and entrances.
