With the client’s clarity of vision and in line with global industry trends, this project is a first for the Irish market. The resulting retail unit is a dedicated space for a number of international watch brand companies to establish outlets in a bespoke development on Dublin’s Chatham Street.

Brands include Cartier, Breitling, IWC, Jaeger-LeCoultre, Panerai, Hublot, Tudor and TAG Heuer. The new premises consist of 7,000sq ft, on the ground floor of the new Chatham & King retail development in the city centre. This retail format has been designed to enhance customer experience and bring premium watch buying to a new level in Ireland.

The task for appointed contractors Roccul Ltd., was to transform a vacant ground floor space into eight prestigious luxury watch boutiques in one location. When Roccul first started on this project the space was just a shell and core. A complete facade replacement and structural alterations were required. High-calibre subcontractors brought this luxury boutique to fruition. Detailed mechanical and electrical (lighting), plaster work, high-end finished joinery, fixtures and fittings were required to achieve the quality finish.

Corgan Architects coordinated the concept design for each distinct brand in close collaboration with each brand’s own design team, while also supervising building regulation compliance. This is the first time a project like this has ever been attempted in Ireland. Scollard Doyle provided project management and cost management services. Flooring was provided by Alliance Explore Flooring, Ireland’s largest commercial flooring contractor, who provided reliability alongside the added value of support, knowledge, and verifiable sustainability.

The particular aesthetic of each brand is clearly evident in the Irish boutique. One of the most significant challenges Corgan Architects encountered during the project was to establish and maintain clear communication with brand designers overseas, primarily in Switzerland, to prevent any possible errors. Substantial time was devoted to liaising with all design teams consistently to allow an accurate information exchange throughout the project, especially during the pre-construction stage.

Phased construction to meet stringent timelines for store openings was paramount to the project’s success. The initial critical milestone involved opening four stores in time for Christmas shoppers, followed by the subsequent grand opening of the remaining four stores in the spring. The success of the project was not only determined by close collaboration with brand designers but also coordination with the city and the overall project design team.

Unifying all the different brands in one space called for bespoke innovative design elements to create a cohesive design while addressing the look and feel of each brand. The variety of high-end finishes and furnishings unified with a neutral colour palette, appeal to the fashionable clientele, creating an upscale retail destination in Dublin’s prestigious City Centre, all under the anchor of Paul Sheeran Jewellers.

Now fully complete and open for business the level of work that went into this project is evident to all.
